Your house is probably the largest thing you own, and the policy on it is probably the document you have read the least. That is normal. It is also the reason people find out what their coverage does the week after they needed it to do something else.
We write coverage on houses, mobile homes, condos, campers and vacation property across south Mississippi, and we go through the policy with you before you sign it, not after you file.
What a home policy generally includes: the structure itself, to repair or rebuild after a covered loss such as fire, wind or storm damage. Your belongings, meaning furniture, clothes, appliances and the rest of what is inside. Liability, if someone is injured on your property and you are held responsible. Additional living expenses, if a covered loss makes the house unlivable while it is repaired.
One thing that catches people out: higher value items such as jewelry, guns and tools often have limits, and often need to be scheduled separately to be fully covered. Ask us about this one.
Two things worth knowing in Mississippi. Flood is not part of a standard home policy. It never has been, anywhere. If you are in or near a flood zone that is a separate policy, and we can talk you through whether you need one. And wind and hail can carry a separate deductible in parts of south Mississippi, often a percentage of the home's value rather than a flat dollar figure. Know which one you have before hurricane season, not during.
Mobile homes are underwritten differently from site built houses, and not every company writes them well. This is exactly what an independent agency is for. We know which of our companies want that business and which do not.
